[Updated] No-No Zone where shophouse F&B usage is not allowed

In Singapore, there are areas which DO NOT ALLOW F&B usage for shophouses. As such, you cannot request a change for your shophouse usage for F&B in those particular areas. For simplicity purposes, I refer to those areas as No-No zones. This list is updated by the government from time to time, and new locations are added.

Previously, the No-No zone for shophouse F&B usage comprised:

  • Balestier road
  • East coast road
  • Joo Chiat road area
  • Changi road
  • MacPherson road
  • Upper Serangoon road
  • Upper Paya Lebar road
  • River Valley road
  • Geylang road
  • Bukit Timah road/ DUnearn road
  • Tanjong Katong road
  • Greenwood avenue
  • Sembawang road
  • Serangoon garden way
  • Kampong glam
  • Kampong Bahru Road/ Spottiswoode park road
  • Jalan yang
  • Thomson village
  • Bedok area
  • Little India historic district

Now, new areas are added to the No-No zone where shophouse F&B usage is restricted.

  1. The 3 new locations where additional eating houses in shophouses will not be allowed are:
    i) Thomson Village – Upper Thomson Road, Soo Chow Walk, Jalan Todak, Sin Ming Road, Shunfu Road
    ii) Bedok Area – Bedok Road & Jalan Pari Burong
    iii) Little India Historic District – Serangoon Road, Jalan Besar & Kitchener Road
